The interior of the boutique real estate lounge for Selection Properties was designed as a private space for meetings focused on select properties. The client lounge combines a workspace, a representative meeting area, and the option for short-term stays. It functions more like a quiet hotel suite than a traditional real estate office.
The interior was designed for a boutique real estate company focused on carefully selected properties. The goal was not to create a traditional office for brokers, but a representative client lounge — a place for meetings, presentations, work and occasional overnight stays during business trips. The main space combines the atmosphere of a private study, meeting room and hotel suite.The entire interior works with muted tones, soft lighting and materials chosen to feel calm and timeless.
Instead of a typical office environment, the result is a workspace designed for focus, conversation and important decisions. Spatially, the interior was opened towards the small service area. The originally separated kitchenette was connected to the main room through an enlarged opening and continuous custom furniture, making the entire space feel larger and more fluid.
The project also shows how workspaces can function beyond the conventional office model—as quiet client lounges, private workspaces or representative meeting spaces.
The interior includes a compact kitchenette, bathroom and facilities for short-term stays. Although the floor plan is relatively small, the individual zones are connected in a way that prevents the space from feeling cramped or overly technical.
Facing the street, the challenge was to acoustically separate the interior from the city noise while maintaining daylight and openness. A subtle steel-framed glass partition combined with curtains creates a soft transition layer between the street and the main lounge area.
Because of the acoustic separation from the busy street, a concealed ventilation and heat-recovery unit was integrated into the built-in cabinetry. The technology remains completely hidden within the interior and does not disturb the clean atmosphere of the space.
A continuous cement-based plaster runs throughout the entire interior — on floors, walls, ceilings, concealed frameless doors and parts of the built-in furniture. The material was selected not only for aesthetic reasons, but also for practicality, as the client lounge is directly connected to the street and operates in everyday use.
The plastered surfaces are contrasted by dark stained wood veneer composed of vertically segmented slats. The material appears on the kitchen, library shelving, wardrobes and wall cladding with hidden perforations for ventilation. One of the key features of the interior is the bespoke table with a raw steel base and plaster-finished tabletop.
The raw steel detail continues through the shelving system and lighting elements. The otherwise restrained palette is subtly interrupted by patinated copper accents — from the kitchen detailing to the iconic Moooi Flock of Light chandelier suspended above the main table.
