Property Purchase
1.01 - Property Selection Performed by: Client + Architect + Lawyer
- Selection of land, location
- Consultation with an architect on suitability for realization within a specific budget
- Verification in the zoning plan to ensure the land is suitable
- Consultation with a lawyer
1.02 - Verification of Information with Authorities Performed by: Engineering, possibly Client
- Verifying the feasibility of the project with the relevant authorities (not just the building authority)
- List of affected authorities whose opinions are necessary for obtaining the building permit
1.03 - Property Purchase Performed by: Client
- Purchase of the property
- Securing financing for the project
- Selection of partners (architect, designer, engineering)
Verification of the Project
2.01 - Study / Concept - Assignment Performed by: Architect
- Inspiration, massing design, layout, rough structural design
2.02 - Consultation with Structural Engineer / Designer Performed by: Architect + Designer
- Consultation on the feasibility of the design
- Assignment for geological survey
- Securing necessary documents for the designer
- After consultation with the designer (radon, etc.)
- Selection of partners (architect, designer, engineering)
2.03 - Consultation with Authorities Performed by: Engineering
- Pre-discussion of the design with authorities before starting the preparation of documentation for the building permit
Study & Project
3.01 - Study, Visualization Performed by: Architect
- Completion of the study, concepts for individual rooms, lighting concepts, etc.
- Visualizations for interior and exterior
3.02 - Providing Documentation to the Designer Performed by: Client + Architect + Designer
- Consultation regarding technologies, especially the heating system
3.03 - Consultation with the Designer Performed by: Architect + Designer
- Consultation on any changes arising during the creation of the project, especially from a structural perspective
3.04 - Project for Building Permit Performed by: Designer
Building Permit
4.01 - Obtaining the Building Permit Performed by: Engineering
- Approvals from relevant government authorities
- List of necessary permits issued by the building authority
- Approvals from utility suppliers
- Submission of the building permit / zoning decision application (depending on the scope of the project)
4.02 - Implementing Changes Performed by: Designer
- Possible project adjustments if any authorities require changes
4.03 - Construction Section of the Interior Performed by: Architect
- Design + pricing for all construction parts (exterior + interior)
- Selection of contractors
4.04 - ISSUANCE OF THE BUILDING PERMIT
Implementation
5.01 - Furniture Section of the Interior Performed by: Architect
- Design + pricing for all interior elements that are not related to construction modifications

5.02 - IMPLEMENTATION

- Securing any necessary approvals from relevant authorities that are required for the issuance of the occupancy permit
- Submission of the application for the issuance of the occupancy permit
