Unresolved Areas: Rooms not included in the estimated hours but can be included in the resolved areas during collaboration.
Working Model: A SketchUp model used for basic massing and spatial orientation. Materials are placeholders and do not reflect reality. The working model encompasses the entire resolved space, including furniture.
Visualization: Realistic visualization, nearly indistinguishable from a photograph. It serves to verify the design, ensuring it matches the client's expectations regarding brightness, temperature, etc. We strongly recommend its use, though it's optional, as clients may decide based on their understanding from the working model. Study: The phase where we develop the basic design concept, focusing on what will appeal in the interior. We do not address specific suppliers or prices.
Construction / Furniture Selection: The phase where we select specific products/materials based on the study. We handle pricing and supplier selection. Selections are dynamically adjusted based on quotes to meet both design and budget requirements.
DSP (Documentation for Building Permit): Provided when extensive modifications are required. Documentation is prepared by an external designer, priced separately, and not included in our initial offer. We recommend a designer and can collaborate accordingly.
DPS (Documentation for Execution of Construction): Prepared as required for specific construction needs, typically including structural and heating elements. Other professions are added based on project specifics. We never automatically provide full documentation unless needed.
Engineering: Negotiations with authorities are handled externally and not part of our initial offer. Initial discussions occur during the study phase, followed by further project parts based on outcomes.
Collaboration with Designer: Consultations during the project's design phase or building permit processing. We prepare and adjust documentation as required by authorities.
Construction Supervision: For smaller projects like apartments, we oversee the interior; structural checks are handled separately. Larger projects are recommended to involve the original designer for supervision, ensuring detailed construction documentation aligns with project specifics.
Author's Supervision: Conducted for every project. We emphasize against using architects or us solely for author's supervision without addressing construction issues.
Project Management: Provides administrative support during implementation, coordinating suppliers for time and quality. We act as a liaison, conveying client requirements to suppliers, significantly saving client time.
